Anthem Residential Fence Guidelines

After careful consideration by the Anthem Homeowners Association Board, the following revised guidelines have been drafted regarding fences for all properties located within the community. These revisions have been made in an effort to best consider the needs of the homeowners, enhance property values, and maintain overall aesthetic appearance of the community. Please refer to the attached diagrams for additional details:

  • Town Home fences must not extend beyond rear edge of the building into common areas in order to permit residents and fire fighting equipment unrestricted access.
  • Town Home fences can not be anchored or otherwise physically attached to the building exterior.
  • Under no circumstances shall the Homeowners Association be responsible for any maintenance, repair, or replacement costs associated with fences erected on Town Home properties.
  • Fences for Single Family Homes on standard lots may include side yards but must not extend beyond the line established by the decorative white fence installed by Mulvaney.
  • Fences for Single Family Homes on corner lots must not extend beyond the rear wall of home on the side of the property facing the street.
  • Fences for Single Family Homes may extend up to the property lines, however surveyed property boundaries must be clearly marked prior to construction.
  • Access to gas and electric meters must not be restricted. Single family homes that have the utility meters located within the fenced must provide gated access on that side property for utility workers.
  • Fences must not exceed six feet in height.
  • Gates must be constructed of the same material as the fence.
  • Town home fences must include a gate at least 30 inches wide which must remain unlocked from the inside. This is to assure a fire escape path from the rear of each dwelling.
  • Single family home fences must include at least one gate at least 36 inches wide.
  • Fences must be either white or natural wood color.
  • No chain link or other types of wire fences are permitted.
  • Fences must be of uniform height on all sides.
  • All fences must be erected with the finished side facing outward, all posts and braces must be installed on the interior side.
  • Underground utilities need to be located and clearly marked by the proper authorities prior to fence construction. Many digging hazards exist within the community, including; buried high voltage electrical wires, gas lines, water pipes, sewer lines, telephone wiring, television cable, and sprinkler systems.
  • Residents of Town Homes agree that lawns and landscaping will not be maintained by the community inside any fenced area as a condition of fence approval by the Homeowners Association.
  • All fences, existing or new, must be approved in writing by the Homeowners Association.
  • All fences must be maintained in good condition by the responsible homeowner. Fences that become dilapidated and in disrepair will be removed at the homeowner’s expense.
