Guidelines For Anthem Community Residential Fences
The following guidelines represent the current guidelines regarding fences for all properties located within the Anthem community.

Rules for Town Homes AND Single Family Homes:
1) Lawn care for grassy areas enclosed by fencing is the responsibility of the owner, and not the HOA.
2) Fence material will be either white vinyl or natural wood.
3) Maximum height is 6 feet. Fencing must be the same height on all sides.
4) Gates are to remain unlocked from the inside to allow fire equipment access.
5) Gates are to be constructed of the same material as the fencing. No chain link or other types of wire fences are allowed.
6) “Finished” side of fencing must face to the outside. All support posts must be on the inside.
7) Access to gas and electric meters must not be restricted. Single family homes that have utility meters within the fences area must have a gated access to that side of the property for utility workers. For single family homes, two gates are allowed.
8) All underground utilities need to be located and clearly marked by the proper authorities prior to fence installation. There are many buried digging hazards such as electric, water, gas, sewer, telephone, cable, and irrigation wires and piping.
9) All property lines must be marked prior to fence construction.
10) The HOA will have no responsibility for any maintenance, repair, or replacement costs for fences for single family homes or town homes.
11) All fences must be maintained in good condition by the homeowner. Fences that become dilapidated and in disrepair will be removed at the Homeowner’s expense.
12) All fences, existing or new, must be approved in writing by the HOA.
SPECIAL RULES FOR TOWN HOMES ONLY:
1) Fencing for town homes may be installed only as shown in the town home diagrams for an end-unit town home or a center-unit town home. Select the appropriate diagram.
2) Access gate must be at least 30 inches wide.
3) Fences cannot be anchored or otherwise physically attached to the building.
4) Town Home fences must not extend beyond rear edge of the building into common areas in order to permit residents and fire fighting equipment unrestricted access.
SPECIAL RULES FOR SINGLE FAMILY HOMES ONLY:
1) Fencing for single family homes may be installed only as shown in the diagrams for a single family home on a corner lot or a single family home on a standard lot. Select the appropriate diagram.
2) Gates for single family homes must be at least 36 inches wide.
3) Fences for single family homes on standard lots may include side yards. A gate located in the side yard fence may be located at any place, but the gate must face the street and must not extend beyond the white picket fence installed by the builder.
4) Fences for single family homes on corner lots may not extend wider than the side wall of the house facing the side street. This section of fence must be flush with the side wall of the home and may not include any side yard. On the side of the home facing the neighboring home, a fence may include the side yard. A gate in that side yard fence may be installed at any place, but it must face the street, and it must not extend beyond the white picket fence installed by the builder.
5) ALL fencing , excluding that which is restricted in item #4, is to be installed on or within the property lines. There is no specific rule Re the amount of space between fences.
6) A new fence is not allowed to be attached to a neighboring fence.
